About Lake Wylie

Born from the need to generate local power for nearby textile mills, Dr. Gill Wylie set out to use the power of flowing water for electricity. In 1905 Dr. Wylie and a prominent Rock Hill man, William Whitner set out to build a dam on Whitner’s property. Years later, Dr. Wylie had a patient enter his office named James Duke. Duke was a wealthy man, making money in the tobacco industry. Dr. Gill Wylie, his brother, Dr. Robert Wylie, and Mr. Duke partnered and in 1925 Mr. Duke raised the dam to its present level of 570 feet above sea level. This was the first of many dams built along the Catawba River.

Today Lake Wylie covers approximately 13,000 acres and has 325 miles of shoreline. It’s owned by the Duke Power company. In addition to supporting Wylie Hydroelectric Station, Lake Wylie also supports Allen Steam Station and Catawba Nuclear Station with cooling water and provides a dependable water supply for Belmont and Rock Hill. Many people ask me, “If I buy a home on the lake, will I have to worry about the lake flooding?” Because Duke requires all structures to be built above the “580 line”, in the event of torrential rains, the water will spill over the top of the dam (570 feet above sea level) before flooding homes along its shoreline.

Speaking of homes, Lake Wylie offers many waterfront communities to live in. River Hills, a gated community and one of the original waterfront communities on Lake Wylie offers a championship golf course, a 21,000 square foot clubhouse, country club, tennis and swimming complex, a marina and much more. Equal to River Hills in amenities is the much newer Palisades. The Palisades offers a Nicklaus Design championship Golf Course, private country club, town center for shopping and services, equestrian center, soccer-training complex, boat club, and miles of trails and paths. The list of wonderful neighborhoods and their amenities could go on and on for pages. Among them are The Sanctuary, The Landing, River Pointe, Reflection Pointe, Tega Cay, and many more. Like Parks? Don’t forget to visit the Daniel Stowe Botanical Gardens. DSBG has an ongoing itinerary of events that changes as often as their beautiful flowers do. Come get married and have photos that last a lifetime, or just come for a nice picnic near the water fountains (a real hit with the kids). Or perhaps you’d like to go camping? McDowell Nature Center and Preserve offers RV and Tent camping, picnic shelters, a 200 person picnic pavilion, and a waterfront deck beautiful enough to hold weddings and other special events. Peaceful and serene, the lake offers nature at its best. The fishing is good enough for professional anglers on the Bassmaster Classic and the water sport options are endless. On Friday nights during the summer you can find the Carolina Show Ski Team practicing off Windjammer Park.

About Fort Mill, SC

Anyone will tell you that the key to buying and selling real estate is location, location, location. Fort Mill, SC is wedged between the two metropolitan cities of Charlotte, NC to the north and Rock Hill, SC to the south. Once a sleepy bedroom community of Charlotte, Fort Mill is now a thriving self supportive township. As of April 2007, the total households in the Fort Mill Township (including Tega Cay and Indian Land) were just under 21,000 households with an average of 2.63 people per household.
The first settlers of the Fort Mill area were the Catawba Indians. Their numbers diminished greatly in the 1700’s when smallpox epidemic and other diseases took their toll on the tribe’s members. One of the first non Indian settlers was Thomas Spratt. Spratt befriended the Indians and was given 3200 acres of land. Congressman John Spratt Jr is a descendent of Thomas Spratt.

Fort Mill actually got its name around 1830. It was named after a grist mill on Steele Creek and a small fort build by the British in the 1750s. Fort Mill was chartered as a town in 1873 and in 1887 the Fort Mill Manufacturing Company was founded by Samuel Elliott White, paving the way for Springs Global, Fort Mill’s primary employer for many years.

The Close Family, Fort Mill’s biggest benefactor and heirs to home furnishing giant, Springs Industries created Clear Springs Development Company and developed The Clear Springs Plan to encourage careful growth in the town they continue to live in and have helped foster for over 200 years. The plan includes oversight of the family’s 7,000 acres in and around Fort Mill. Clear Springs is responsible for major residential areas like Baxter Village and Springfield, the 2300 acre Anne Springs Close Greenway, and many areas of commercial development like Kingsley Park, Baxter Town Center, Avery Plaza and others. Our education system has also benefited greatly from the Springs/Close family’s generosity. Fort Mill benefits from other large employer’s too. Citi Financial, Baldor, Black & Decker, and Muzak all have a stake in Fort Mill.

Fort Mill Schools (including Tega Cay) along with Clover, Rock Hill, and York enjoy the honor of being the best school system in all of South Carolina with the Fort Mill School District 4 leading the pack. According to the SC Department of Education, the Fort Mill School District gets an Absolute Rating of “Excellent” and sends 93% of high school seniors on to college.

I just can’t think of a better place to live! Paramount Carowinds 108 acre theme park is here, the Charlotte Knights AAA baseball team is here, there are countless parks and recreation areas in Fort Mill. If you want to stretch your legs, the Appalachian Mountains aren’t too far, the Atlantic Ocean is not too far, and Charlotte Douglas International Airport will get you anywhere you want to go. But with the big city life of Charlotte close by and beautiful Lake Wylie in your back yard, Fort Mill affords the opportunity to work hard and play hard without having to travel very far at all.

About Tega Cay, SC

A peninsula tucked along the southern end of Lake Wylie, Tega Cay has 13 miles of waterfront and touches the shores of the lake to its North, South, and West. Tega Cay literally means “Beautiful Peninsula” in Polynesian. The Polynesian theme is continued in many of Tega Cay’s street names such as Molokai, Bora Bora, Suwarrow, Pago Pago, Tana Tea and many others. |

In addition to miles of gorgeous shoreline, Tega Cay boasts a 27 hole golf course, 8 lighted tennis courts, large clubhouse, restaurant, pro shop, 4 waterfront parks (soon to be more), 4 interior parks/playgrounds for soccer and baseball, a marina, 3 boat launch areas, and miles of walking trails. Its “Beach Club” has a Junior Olympic Size Swimming Pool, expansive pool deck overlooking Lake Wylie, beach area for swimming, playground, gathering room, picnic tables and grills, outdoor volleyball court, snack bar, fitness room, and the list goes on and on. |

Tega Cay began development in 1970 on 1600 acres of land. Once a gated resort community, Tega Cay became an official city on July 4, 1982. Tega Cay’s Mayor, Bob Runde, was one of the city’s original residents. As of 2007, there are approximately 3000 homes and 7500 residents in Tega Cay. According to the Charlotte Regional Multiple Listing Service, 245 homes were sold in Tega Cay in 2006. Ranging from $80K to $1.2M, the average home price was $334,980. I would estimate that many more homes were sold during this timeframe by the four builders in the Newland Carolina development of Lake Shore. Many of these homes were not sold via the MLS and are not included in the above statistic. |

Tega Cay is continuing to grow. Until recently, Tega Cay’s tax base has been completely residential. Tega Cay has successfully annexed more land outside of its original peninsula region and has big plans for significant commercial, and additional residential development. |

“What I love about Tega Cay is that it offers all the amenities of a resort, and I only have a 20 minute commute to work in Uptown Charlotte” says one Tega Cay resident. She added, “With all the shopping and restaurants coming, it’s just going to get better”. I think she about sums it up pretty nicely. |
